We are now hiring for a full-time Maintenance Supervisor. The salary starts at $45,000 per year. You would be responsible under the
direction & supervision of the Property Manager for the overall appearance
and maintenance of the property in keeping with sound engineering practice and
procedures.
ESSENTIAL JOB FUNCTIONS
- Supervision, maintenance and operation of the property
is within the constraints company policies/procedures and approved budget
- Hiring, motivating,
training and directing the activities of maintenance team
- Contribute to
revenue generation and exceeding occupancy goal(s) by ensuring available
inventory of units, turning make-ready units and completing resident requests
completely and expeditiously.
- Providing exceptional customer service to residents,
prospects and to other team members.
1. Customer Relations
- Receive, investigate, and resolve resident concerns.
Meet with new residents and thoroughly explain their rights and
responsibilities.
- Perform grounds inspections (multiple times daily).
Identify any problem assets, address all areas of concern with the
property manager, and ensure the discrepancy is immediately corrected
- Receive, investigate, and resolve resident concerns
with in 48 hours of notice. Meet with new residents and thoroughly explain
their rights and responsibilities. Escort new residents to their units,
provide move-in checklist and explain functions of appliances and
thermostat.
2. Property Management
- Ensure property is fully compliant with Always Audit
Ready program.
- Coordinate with the Property Manager all move-in and
move-outs, provide detailed list of damages and charges to Business
Managers within 2 days of move-out to facilitate deposit accounting and
maintain a schedule for completion of apartment make-readies in accordance
with standardization policy.
- Make recommendations to the Property Manager for needed
repairs and improvements to the property to maintain the best quality
property possible.
- Maintain exterior of the property daily, to provide
clean and acceptable curb appeal at all times, with the assistance of a
Maintenance Technician, Housekeeper and Groundskeeper, as assigned. *
Oversee work by outside contractors and vendors, ensure that the agreed
upon scope of work is adhered too, any growth work must be pre-approved by
the regional construction manager; keep the Property Manager informed.
Assure that all apartments scheduled for move-ins are completely ready for
the new resident prior to move-in date.
- Maintain and supervise proper maintenance of all common
area amenities. Inspect daily, weight room equipment, swimming pool(s),
hot tub, saunas, clubhouse, pool area and pool furniture as applicable to
the individual property and report findings to the Property Manager.
- Make a regular inspection of all common area lighting,
sprinkler systems, fire prevention systems and fire extinguishers as
required.
- Establish and follow a program of preventive
maintenance on the property (i.e., air conditioner filter replacement).
- Reporting and keeping records showing logs such as snow
removal, swimming pool, etc. Ensure all required MSDS Sheets are on-site
and retained in accordance with governing laws. Maintain compliance with
OSHA regulations and hazardous chemicals program.
- Ensure safety equipment is maintained on site (i.e.
first aid, eye wash, eye protection).
- Become familiar with all equipment operation,
maintenance requirements, implied warranties and manufacturer's
recommendations for proper maintenance.
- Maintain a schedule
with the Property Manager to assure the availability of "on call"
personnel for after hours, weekends and holiday emergencies.
- Maintain an
up-to-date inventory of all equipment, tools and supplies applicable to maintenance
of the property.
- Reports and paperwork: Preparation of all required and
assigned reports, on a daily, weekly, or monthly basis as assigned. Ensure
all reports are accurate and submitted prior to deadlines.
- File maintenance: Establish and maintain complete files
of correspondence, documents, and unit maintenance files.
- Manage purchases required to maintain normal
operations.
- Establish minimum and maximum spare parts inventory,
conduct periodic spare part/appliance inventory audit.
- Submit all purchases to Property Manager for approval
and ensure that all supplies or services are ordered properly.
- Receive and review all purchase quotes (services and
material), request purchase orders, receive material/services against the
purchase order and submit packing slip to property manager to receive
against the purchase order and facilitate payment.
- Review expenses on a monthly basis and take the
necessary steps to maintain costs within the budget.
- Assist Property Manager in preparation of budget as it
relates to maintenance expenses,
- Other duties as assigned.
3. Employee Relations
- Supervise and assign duties for the Maintenance
Technician, Groundskeeper and Housekeepers, in coordination with the
Property Manager. Assist Property Manager in the hiring, counseling,
training, and termination of employees.
- Assist in maintaining employee files, attendance
records, performance records and corrective action records.
